This is a Step by Step Guide on how to get your Oklahoma Real Estate License. No matter where you live, from Oklahoma City to Tulsa or the Panhandle to my favorite town, Broken Bow, or anywhere in between, becoming a real estate agent may be the best decision you ever make.

So, How Do You Get Your Oklahoma Real Estate License?

1. Meet The State Requirements

To get your Oklahoma Real Estate Salesperson License you must meet the following requirements:

  • Must be 18 years of age.
  • Must be of good moral character.
  • Have proof of United States citizenship.
  • Must pass a background check.
  • Take and Pass an Oklahoma approved Real Estate Course.
  • Pass the National Portion of the Real Estate Salesperson Exam
  • Pass the Oklahoma State Portion of the Real Estate Salesperson Exam.

2. Complete Real Estate Education

Pre-Licensing Education

Oklahoma requires only one course that must be completed before you can apply for your Oklahoma Real Estate License:

  • 90-Hour Oklahoma Basic Course of Real Estate

After fulfilling all the requirements below including passing the state exams, you will be issued a Provisional Sales Associate (PSA) license.

Post-Licensing Education

Every PSA has a post-license education requirement that must be completed within the first year of obtaining a license but not before you are licensed.
 
  • 45-Hour Oklahoma Part II post-license course 
Once a PSA has completed Part II, and has provided the OREC with evidence of completion, at the end of their one-year license term their license will be issued as a Sales Associate (SA) license (upon submission of the appropriate license renewal form and fees.)
 
After reviewing all the Real Estate Pre-Licensing Course Providers, I found The CE Shop to offer the best combination of value and quality. 

They have 4 levels of instruction.

 

The premium package includes both the Pre-Licensing and Post-Licensing Education in one purchase. This is more convenient, but not needed to get your PSA.

I don’t recommend the basic level at all because it doesn’t included the most valuable part, the Real Estate License Practice Tests. 

These practice tests actually guarantee you will pass the Real Estate Exam. Just take the practice tests until you consistently score 90 or higher and you are guaranteed to pass the Oklahoma Real Estate Exam on your first try. I think these practice tests are the easiest way to ensure you pass.

3. Pick a Managing Broker

In Oklahoma, new licensees are issued a Provisional Sales Associate (PSA) license. A PSA is an entry level licensee, which is under the supervision of a real estate broker. As a PSA, you cannot enter into contractual agreements with a customer or client in your own name; therefore, all agreements must be for and in the name of your sponsoring broker.

The last page of the provisional sales associate application allows you to sign up with a broker prior to taking the exam; however it’s not a requirement to have this part of the form completed prior to taking the exam. If the last page is complete you can have your license issued as soon as you pass the exam and receive final approval. 

You also have the option of placing your license on an inactive status if you haven’t selected a broker yet but you must pick a broker to place your license under before the OREC will issue you an active license. 

The good news is that you get to pick a broker to place your Provisional Sales Associate license under.  

If you’re a new agent, I recommend you go with one of the big box real estate brokerages. ReMax, Keller Williams and Century 21 are a good place to start. The reason I recommend these brokerages for new agents is because the big box brokerages have training programs in place to help you make the transition from Rookie Agent to seasoned pro.

4. Submit an Application

OREC, the Oklahoma Real Estate Commission requires you to submit your application for a Provisional Sales Associate License online. 

You can create an account here at their website portal.

To get your Oklahoma real estate license, the following items need to be submitted online:

  1. Complete the online application form.
  2. Copy of Birth Certificate or a Passport.
  3. If you were ever licensed in another state, include a license history from that state.
  4. Pay the initial application fee.

5. Submit Fingerprints

The OREC uses IdentoGo,  a third party vendor to take fingerprints. They have locations both across the state and nationwide which makes it easy for you to get fingerprinted even if you are out of state. There is a $60.00 fee for both fingerprinting and the background checks. There is an additional fee of $39.95 for out of state fingerprint processing.

6. Pass Background Checks

Once the in-person live-scan is completed, your fingerprints will be processed by both the Oklahoma State Bureau of Investigation and the FBI. The results of both background checks will be reported to OREC. The process usually takes 2-3 business days to complete.

Even if you have a negative history you may still be eligible for a real estate license. The OREC reviews each application on a case by case basis. Felonies that may result in denial of application may include but are not limited to the OREC List Of Crimes.

7. Pass State Exams

Once you submit your fingerprints and pass your background checks, the OREC will approve your application. Within 48 hours after application approval, you’ll receive an e-m from the third party examination vendor, PSI. The e-mail confirmation will give you instructions on how to schedule the exam online and will have your candidate ID number.

Oklahoma has two exams you must be pass before you can apply for your Oklahoma Real Estate License:

  • Real Estate Salesperson National Exam
  • Provisional Sales Associate State Exam
The biggest concern most people have is passing the real estate exams. This really shouldn’t be a problem if you chose my recommended Pre-Licensing Education Course that includes the Real Estate Exam Practice Tests. These tests are guaranteed to help you pass the exams the very first time. I really can’t stress how important they are for a stress free exam process.

8. Go Get Your License

Within 48 hours of passing your exam, you’ll receive an automated e-mail message from OREC allowing you to issue your license completely online.

During this process, you will select your Managing Broker from the list. The OREC will send an email to your Broker to log in and accept you as their newest agent. 

Once your broker completes this final acceptance all you have to do is pay the final License Issuance fee and the OREC will issue you your new Provisional Sales Associate License.

The best (and worst) thing about being a realtor is the freedom you have. Many agents just work part-time and only do 1-3 transactions a year. Other agents work 60+ hours a week and sell hundreds of homes a year. 

The best way to answer the question of how much a Oklahoma realtor makes is to show how much you are likely to make per transaction. 

The average price of a home in Oklahoma is $190,000. Say the average commission per side of the transaction is 5.5% and the average broker/agent split is 15/85. That means you will earn, on average, about $4000 per transaction. Not bad. 

Of course this number will vary based on the average cost of real estate in your area, your commission rate and your broker split but that’s a good number to start with. Now you can dial up your income based on how hard and how effectively  you work.

Oklahoma requires 90 hours of coursework. If you elect to take these courses in a classroom setting, you’ll have to go to a designated place and sit for the entire time. 

For this reason, most people take the courses online so they can take the courses at their own pace and any time they wish. 

Most people find they can complete the online coursework in a fraction of the 90 hours. A motivated person can complete it in as little as one week but most people will take a month or more if they do a little bit every day.

The Oklahoma Real Estate Exam is not difficult IF you buy a test prep course. 

The best test prep courses include practice tests that you can take over and over again until you know the material. If you can consistently take a practice test and score a 90 or higher, then you are practically guaranteed to pass the actual exam. 

If you’re someone who gets nervous and their mind goes blank during testing, then maybe you should wait until your score on the practice tests is consistently 95 or better.

The best brokerage is the one that’s the best fit for you. 

Call up a few local brokerages and schedule a time to sit down and talk to them. Discuss things like E&O insurance, commission splits, leads and don’t forget to find out about any desk fees, tech fees or insurance fees. 

Remember, if you don’t like the brokerage, you can easily change brokers. 

I don’t recommend that you use any brokers CRM or email address because those things are the heart of YOUR real estate business and if your clients information is locked into your broker’s CRM, then it will be harder to make the move. That’s why the tools are “free” or included in a tech fee, to make it difficult for you to leave.

The cost of getting your Oklahoma real estate license can vary depending on your situation and your needs. The cost for most agents will be as low as $575.00 to as high as $920.00.

Most agents who follow my recommendations will pay about $614.
